The Quiet Market: Luxury Real Estate in North Central Phoenix and the Biltmore

In North Central Phoenix and the Biltmore, the best homes of 2026 aren't being chosen for size. They're chosen for privacy, land and what kind of aspirational daily lifestyle they can offer.

Buyers want sanctuary over spectacle, architecture over square footage, and quiet access over public listings. Here, those ideas aren't new. They describe the streets between Camelback Road and the Arizona Canal, and the flood-irrigated lots along the Murphy Bridle Path, better than any national trend report could.

What follows is how those themes play out locally, what the numbers say this fall, and what it means if you're buying or selling here.

The private market is the real market

Nationally, the most-discussed shift at the top of the market is how homes change hands. More sales happen through private introductions and discreet negotiation, before a property is ever public.

The Biltmore has worked this way for decades. Many owners on Biltmore Estates Drive, around the Arizona Biltmore and along the quieter North Central lanes would rather not see their home on a search site. Some want privacy. Others want to test a price before committing to a public launch, or to avoid a listing history that follows the property.

For buyers, that means the homes on Zillow are only part of what's available. For sellers, a private launch isn't secrecy for its own sake. It's a way to control the story, the timing and who walks through the door.

What today's buyer is paying for

The national luxury reports agree on a short list: privacy, wellness, outdoor living, architectural quality and homes that are ready to live in. Each has a distinctly local version.

  • Land and privacy. Acre-plus lots in North Central and the Biltmore are a finite resource. Mature trees, deep setbacks and walled courtyards deliver the seclusion buyers in denser cities pay heavily for.
  • Wellness built in. Buyers ask about cold plunges, saunas, gyms and guest casitas with real purpose. A well-sited pool and shaded outdoor rooms matter more here than almost anywhere.
  • Architecture with a point of view. The Biltmore's Wright-influenced legacy and North Central's ranch and mid-century homes reward buyers who value design over finishes. Thoughtful renovations of original homes often outperform generic new builds.
  • A walkable, connected life. The Arizona Canal path, the Murphy Bridle Path, Biltmore Fashion Park and the Camelback Corridor put daily life within minutes. The airport is close by for frequent travelers.
  • Turnkey, with substance. Buyers want a home they can move into, but they look past staging to roofs, systems and construction quality.

The homes that are right — well located, well priced, well presented — still sell in about a month. The rest sit. In a market like this, preparation and pricing decide the outcome more than timing.

What it means for you

If you're buying

  • Look beyond the public search. Some of the best opportunities here are shared privately before they're listed, or never listed at all.
  • Use the extra inventory. With more choice on the market, there's room to negotiate on price, terms and timing.
  • Do the diligence early. On estate lots, HOA architectural rules, city setbacks, roofs and systems shape what a home can become.

If you're selling

  • Consider a private launch. A quiet preview to qualified buyers can test price and protect your listing history.
  • Prepare before you list. Buyers are paying for turnkey homes and discounting the rest, so pre-listing inspections and targeted updates pay off.
  • Price to the market as it is. The homes that sell in weeks are priced right from day one.
